Buyer

What to consider before buying

These signals help frame the supply and rental alternatives around a purchase. They do not tell you what a specific home is worth or whether an offer will succeed.

  1. Does the mix of homes being started match the property type and timeline you need?
  2. How does the purpose-built rental alternative affect the cost of waiting?
  3. Can your budget absorb a different mortgage rate than either published context rate?

What these figures cover

New-home price direction

Statistics Canada’s index measures agreed selling prices for new single, semi-detached and row homes. It is not a resale price, average home price or valuation.

Construction activity

A start marks the beginning of construction; a completion marks completion. Units under construction are a pipeline count, not a promise of when a unit will be available.

Purpose-built rental context

The annual CMHC survey covers privately initiated row and apartment structures of three units or more. It does not describe every rental listing or rented condominium.

Boundary: this hub contains no resale price, sales, inventory, valuation or neighbourhood claim. Use recent local resale evidence for a specific transaction.
